The Challenge
One of the most common questions we hear from homeowners throughout Jacksonville, St. Augustine, Nocatee, and surrounding Northeast Florida communities is:
“Why won’t grass grow between my house and my neighbor’s?”
Many homeowners assume the builder created a drainage problem or failed to grade the property correctly. While that can happen, we’ve found that it often isn’t the real issue.
Most modern neighborhoods are built with narrow lots and minimal space between homes. Builders typically grade these areas so rainwater naturally flows toward the street, storm drains, or designated drainage areas. From a construction standpoint, the grading often does exactly what it was designed to do.
The challenge is that large amounts of surface water repeatedly travel through these narrow side yards.
What We Found
After years of designing drainage systems, we’ve observed a common pattern.
During heavy rains, water moves across the surface between homes, leaving the soil saturated for extended periods. Constant surface runoff compacts the soil, creates erosion, and prevents healthy root development.
Even when homeowners install new sod, the grass often struggles because the soil remains wet, compacted, and muddy.
Our Solution
Rather than trying to force grass to grow in poor conditions, we address the source of the problem.
By installing a properly designed French drain system, we collect excess water below the surface and move it safely to an approved drainage point. This allows water to leave the area underground instead of continually flowing across the lawn.
With less standing water and improved soil conditions, the grass finally has the opportunity to establish healthy roots.
